Prerequisite 1- Fundamental Commissioning of the Building Energy Systems
In order to achieve any EA credits, Prerequisite 1 must be completed. The intent of EA prerequisite 1 is to “verify that the building’s energy related systems are installed, calibrated and perform according to the owner’s project requirements, basis of design, and construction documents.” A Commissioning Authority (CA), does the job. The CA must have experience in two other projects and be independent from the project’s design and construction team.
The Commissioning Authority must meet certain requirements in order to receive the credit. The CA must review the BOD-Basis of Design, and then OPR-Owner Project Requirements. He/she must then develop a commissioning plan and verify the installation and performance of the systems. After the results are reported to the owner, a summary must be completed with the report. Construction documents are then made to incorporate any commissioning requirements. This credit is imperative in helping the team have an efficient, organized design over the life of the project.
