Credit 3- Enhanced Commissioning
EA3 is an extension of EA Prerequisite 1. Enhanced Commissioning awards projects with a credit if the commissioning process is started early during the design phase and executes extra activities after the system performance verification. The owner, contractor, and commissioning authority are responsible for working together to complete all the activities.
In addition to prerequisite commissioning, six additional tasks must be implemented. A commissioning authority must be designated to oversee all commissioning process activities. He/she must review the OPR, BOD and Design documents, and then review the submittals for the documents. A systems manual is required for operating staff, as well as verification that requirements for training staff and occupants are completed. The final step is to review the building operation 8-10 months after substantial completion.
